NJ-Specific Real Estate Calculators — Why They Matter

Most online real estate calculators are built for a national average audience. They use default property tax rates of 1.0–1.2% — less than half the actual effective rate in Middlesex County, NJ. They assume vacancy rates of 5% or ignore vacancy entirely. They don't account for NJ attorney fees, the Realty Transfer Fee on sales, or DSCR mortgage qualification standards.

These tools are built specifically for the Central NJ market, with defaults calibrated to actual Edison, Woodbridge, Metuchen, Piscataway, and East Brunswick market conditions.

About the NJ Realty Transfer Fee

New Jersey charges a Realty Transfer Fee (RTF) on home sales, paid by the seller. The fee is graduated per $500 of the sale price, with the rate increasing at higher price brackets — and an additional supplemental fee applies to sales over $1,000,000. On a $550,000 sale, the NJ RTF runs several thousand dollars — a cost that many sellers fail to account for when estimating net proceeds. Why Property Tax Accuracy Matters for Investors

A $10,000 annual property tax bill adds $833/month to your costs. If you model that at the wrong figure, your projected cash flow can be off by hundreds of dollars per month. On a $350,000 property in Metuchen with taxes near $11,000/yr, using a 2% rule-of-thumb ($7,000/yr) would overstate cash flow by $333/month — enough to make a borderline deal look like a strong one. Always enter the actual tax amount from the listing.
