Understanding Your Net Proceeds

What are seller net proceeds?

Net proceeds are the amount you actually walk away with after your home sells — the sale price minus your mortgage payoff, selling costs, and any preparation expenses. It's almost always meaningfully less than the sale price itself, which is why relying on the headline number alone can be misleading.

What are typical NJ seller closing costs?

New Jersey sellers typically pay real estate brokerage compensation, attorney and closing fees, the NJ Realty Transfer Fee, and — for higher-value sales — a supplemental graduated fee. Municipal certificate-of-occupancy requirements and any outstanding liens are also settled at closing.

What is the NJ Realty Transfer Fee?

The Realty Transfer Fee is a state fee charged on the sale of New Jersey real estate, calculated on a graduated scale per $500 of the sale price — higher-priced sales are charged at a higher rate on the portion of the price above certain thresholds. Sales over $1,000,000 may also owe an additional supplemental fee. Always verify the current schedule with the NJ Division of Taxation before closing.

Mortgage payoff vs. mortgage balance

Your current statement balance is not the same as your actual payoff amount — payoff includes accrued interest through the closing date and may include a small administrative fee. Request an official payoff statement from your lender as you approach a closing date.

What are buyer concessions?

A concession is money or credit a seller agrees to give the buyer — often to help cover closing costs or address inspection findings — negotiated as part of the offer rather than a mandatory fee.

Selling as-is vs. preparing your home

There's no universal right answer. Preparing a home can involve real cost and time, and this tool deliberately does not assume it increases your sale price — that assumption is yours to make, ideally informed by a professional pricing review and knowledge of comparable sales in your specific market.

Why the sale price isn't what you receive

The gap between "sale price" and "money in your pocket" is the sum of everything above: mortgage payoff, selling costs, statutory fees, and preparation expenses. Understanding that gap before you list is the entire purpose of this tool.
